Are you experiencing a wet
basement in your current home? Sierra Concepts has a variety of
methods to help & or cure your problem. In order for us to help you it is a
good idea to identify where the water is entering the foundation.
Is there a crack in the foundation?
Shrinkage & settling of the foundation will happen over time and
therefore cracking can occur, These cracks will generally leak at the bottom
1/3rd due to hydraulic pressure. Visible, non-structural cracks can be fixed by
injecting a hydrophobic polyurethane grout into the crack it self. This is a
"through" repair meaning that the injected material will travel to the top of
the crack & to the outside of the foundation. Because of this, you can be
assured that the repair of the crack is thorough and not just a patch. Another
advantage is that the process can be done from the inside, eliminating costly
excavation and landscape damage. Polyurethanes are not rigid and therefore will
stand up to continued movement of the crack without breaking the repair. Sierra
Concepts offers a 10-year transferable warranty with all urethane injections.
Is the water coming in where
the floor & wall meet? If so, do you have interior drain tile installed
around the perimeter of the foundation? Is it connected to a sump liner
(usually located in a corner of the basement sunk 2' below the top of the
floor.)? You can generally attribute this type of leak beneath the
floor or through a cold joint (where the wall and footing meet.) If you do have
interior tile, check to make sure the system is functioning properly. There
should be water coming into the liner and your pump should be removing the
water before it reaches the level of the tubes inside of the liner. If you do
not have interior tile it will probably have to be installed. Call us for an
estimate.
As always it is important that you have good drainage away
from the foundation with a minimum 4% or ½"/ ft slope for the 1st 10
feet. Always look for pooling around the foundation as this can lead to leaky
basements later. Make sure all downspouts are functioning and that extensions
are installed. Rock & flowerbeds are attractive but can sometimes hinder
drainage rates away from the foundation.
